Owning your site

Who owns the website?

You do. Your domain is bought in your name, in your own Cloudflare account, on your own card. Your site runs in that same account. Once the final payment is made, the site files are legally yours too. I never hold anything over you.

What if I want to leave, or hire someone else later?

That's your call, and it's easy. You already have the domain and the hosting account. I hand over the source files, which are standard web files any web developer can work with. You can ask for your files any time, not just when you leave.

What happens to my site if something happens to you?

It keeps running. It lives in your Cloudflare account, not mine, and Cloudflare doesn't need me to keep it up. I also keep backup copies of your files on two drives, one stored offsite, and you can have your own copy whenever you want.

Prices and payment

How much does a website cost?

$300 setup, once per project. Then $200 for your home page and $100 for each page after that.

  • 3 pages: $700
  • 5 pages: $900
  • 7 pages: $1,100
  • 10 pages: $1,400

What does the $300 setup cover?

The work that's the same whether you buy one page or ten: the contract, getting you set up, buying your domain in your account (the domain itself goes on your card), setting up your Cloudflare account, putting the site live, turning on HTTPS (the padlock), testing, and launch.

Why is it so much cheaper than an agency?

Agencies around here usually quote $3,000 to $8,000. I don't have an office, staff, or hosting bills to pass on to you. And I build from a library of page designs I've already made, so I'm not starting from a blank screen on every job. Low costs on my end mean a low price on yours.

Are there any other costs?

Only what you pick. The add-ons are:

  • Photo session: $250 to $400
  • Google Business Profile setup: $150
  • Logo cleanup: $150
  • Your own brand colors: $15
  • Rush job: $200 extra

After launch, the only required cost is your domain, about $11 a year, paid straight to Cloudflare.

Do you charge sales tax?

Not on website work. Pennsylvania doesn't tax custom website work. Photos are different: PA charges 6% sales tax on photography, so if you add a photo session, it shows up on its own line on your invoice with the tax on that line only.

How do I pay?

Half up front as a deposit, half when your site goes live. You pay online through Stripe. I prefer bank transfer (ACH) because card fees eat into a small job, but cards work too.

Do I have to sign a contract?

Yes, and that protects you as much as me. Before I start, you sign a contract that spells out your pages, your price, your revisions, and who owns what. You sign it online. No contract and no deposit means no work starts.

What's a custom page, and why is it $400?

Every regular page comes from my page menu. It gets your text, your photos, and your logo, and you can turn sections on or off and put them in a different order. That's $100 a page, or $200 for the home page.

A custom page is one I design from scratch, because nothing on the menu fits. That's real design work, not filling in a page, so it's $400. I quote it in writing before I start. No surprises.

Domains and hosting

What do I pay for hosting?

Nothing. Your site is hosted on Cloudflare Pages, which is free, allows business sites, and doesn't limit your traffic. You pay for your domain, about $11 a year, at Cloudflare's cost. I don't mark it up, because it's on your card, not mine.

What's Cloudflare, and why do I need an account?

Cloudflare is the company that hosts your site and registers your domain. The account is free and takes about two minutes to make. Having it in your name is the whole point: your site never depends on me.

Do I need my own domain? What if I already have one?

You need one, and it should be in your name. If you don't have one yet, it gets bought in your Cloudflare account, on your card. If you already own one, you keep it. I'll look at where it's registered and point it at your new site.

Who renews the domain?

You do, since it's yours. It renews through your Cloudflare account. If you're on my support plan, I'll send you a reminder each year.

The build

How long does it take?

You and I set your launch date on the call, and I put it in writing. The biggest thing that moves that date is content. Once I have your logo, photos, and info, the build goes quickly. Need it sooner than that? A rush job is $200 extra.

What do I need to send you?

After you sign, I send you a short form. It asks for your logo, your colors, your services, your hours, your phone number, your photos, and any customer reviews you'd like on the site. You'll also make a free Cloudflare account, and your domain gets bought in that account, on your card. I'll walk you through it.

What if I can't get my content to you?

You have 14 days to send it. If it doesn't come in, the project closes and the deposit covers the work already done, so it isn't refunded. I'll tell you in writing when that happens. I'm telling you now so it's never a surprise.

How many changes can I make?

Two rounds of revisions are included. Gather everything you want changed into one list, send it, and I make the changes. That's one round. You get two. After that, changes are $75 an hour, and I tell you the cost before I start.

Can I see your work?

The Start now builder shows every page design you can pick from, live, with your choices in it. I'm a new business, so there are no client sites to show yet, and I'm not going to fake any. On a call, I'll show you the full menu and what your site would look like.

Can I update the site myself?

No, and that's on purpose. There's no login or editing panel. That's part of why the site is fast, free to host, and hard to break into. When you need a change, that's what the support plan is for.

What's the support plan?

$12 a month, or $144 a year paid once. It covers:

  • 2 small edits a month, 15 minutes or less each. Think new hours, a new photo, or a changed phone number.
  • Uptime and SSL monitoring. I get alerted if your site goes down or the padlock stops working.
  • DNS management. The technical settings that point your domain at your site.
  • A reminder each year before your domain renews.
  • Email replies within 2 business days.

Anything bigger is $75 an hour, 30-minute minimum, and I quote it before I start.

Do I have to get the support plan? Can I cancel?

It's optional. If you sign up, your contract spells out in plain words what's included and how to cancel. Your site stays up either way, because it lives in your account. Without the plan, I can still make changes at $75 an hour, quoted first. Or hire anyone you like. You have the files.

Google

Will a new website get me to the top of Google?

Not by itself, and I won't pretend it will. A website is not SEO. What you get is a site that loads fast, works on phones, and makes you look legitimate. Getting to the top of Google is ongoing SEO work that takes months, and that's a separate job. Anyone who guarantees you page one is guessing.

Then what do you do for Google?

The basics, done right. Every page gets a clear title and description. Your site gets a sitemap and the behind-the-scenes info that tells Google your business name, where you are, and what you do. And it loads fast. I can also set up your Google Business Profile for $150. That's the listing that shows up on Google Maps. No promises on rankings either way.

What's on the site

Will my site work on phones?

Phones come first. Every page is built for small screens and tested from narrow phones up to big desktop monitors. Your phone number is always a tap-to-call link, and buttons are big enough to hit with a thumb.

How do contact forms work?

When a customer fills out your form, it goes straight to your email through a service called Web3Forms. It's free for up to 250 messages a month, and Web3Forms says it doesn't store the messages it forwards. Your site has no database for anyone to break into.

Is my site accessible to people with disabilities?

I build and test every page to WCAG 2.2 AA, the widely used standard for web accessibility. That means readable contrast, full keyboard use, labeled forms, and real descriptions on images. I check every page with WAVE and Lighthouse before launch. I never install "accessibility overlay" widgets. The FTC fined one of those companies $1 million for claiming its tool made sites compliant.

To be straight with you: nobody can promise a site is perfect for every person, and the content you add later matters too. Your contract spells out who handles what.

Do you offer photos?

Yes. My girlfriend is the photographer. A photo session is $250 to $400, shot on site at your business: team headshots, your office or shop, and outside shots of your building. Everyone who appears in a photo signs a model release. PA charges 6% sales tax on photos, so they're listed on their own line. Rather use your own photos? That works too.

Can you build an online store or a booking system?

No. I build brochure sites: pages that tell people who you are, what you do, and how to reach you. No online stores, no booking systems, and no big content-management builds. Ongoing SEO work is a separate job, not part of a website build. If that's what you need, I'll tell you up front and point you somewhere else.

Why not WordPress, Wix, or Squarespace?

WordPress usually comes with hosting bills, plugin licenses, and a steady stream of security updates. Wix and Squarespace give you a tool and a monthly bill, and the work is still yours to do. My sites have no monthly hosting bill, and they're built for you by someone local who answers the phone.

What's the free site check?

Send me your website and I'll look at it the way your customers do: on a phone. I check how it loads, whether your phone number is tap-to-call, whether the padlock is there, your Google Business Profile, and who shows up above you on Google. Then I email you a short note with what I found and what a new site would cost. No call needed.

How does the first call work?

It's 45 minutes on Google Meet. I pull up your current site on a phone so you can see what your customers see. Then you pick your pages off the menu and I add up the price as you go. You get the total before you hang up. If it works for you, you can sign and pay the deposit online right there. If it doesn't, no hard feelings.

Who will I actually be working with?

Me, and my girlfriend if you add photos. I quote your site, build it, launch it, and answer when you call. My girlfriend is the photographer and shoots the photo sessions.

Can I just call you?

Yes. (717) 714-1031. Calls and texts both work. If I'm on another call, leave a message and I'll call you back.

Do you only work with contractors?

Mostly contractors and home-service businesses, because that's the world I come from. Other small local businesses are welcome. The menu works the same way.
